1. What kind of paperwork will I need to be approved for a VA loan?
In general, you should at least have 3 months worth of bank statements, paycheck stubs from the past 2 months, 2 year’s of W2 forms, your social security card and your drivers license. Those are the basics. You may need to supply a little more paperwork later in the process, but this will get you started nicely.

2. When should I talk to a VA Lender?
Many people wonder when they should get their lender involved in the process. In almost every case, you should talk to your lender before starting to look for your home. An experienced VA Lender can help you navigate the process and can most likely set you up for success and a quicker (and easier) process of buying your new home.

3. Should we get a home inspection?
Absolutely you should. There are a couple of important things to note about inspections. First of all, a VA appraisal is required but is not the same thing (or a replacement) for a home inspection. While the VA does not require a home inspection, we always recommend you get one to protect your interests and make sure that the home you are wanting to make an offer on does not have any major issues.

4. Do VA loans require a down payment and closing costs?
Good news regarding down payments, VA loans don’t require them. There are closing costs that you may have to pay though, although many times that can be negotiated with the seller so you may not even have to pay those either.

5. Can I choose any mortgage company for my VA loan?
Choosing a lender for your VA loan is one of the most important decisions you can make. While many lenders and mortgage companies “offer” VA loans, many of them do not specialize in them and may even try to sway their client to another type of loan even though the VA loan is best for them in most cases. Having a reputable and very experienced VA lender can mean the difference in you getting your dream home versus not. It could also save you many thousands of dollars in the process.
